By using our website or making a booking, you (“the guest”) agree to these terms. If you do not agree, please do not use the site or make a booking.
2. Bookings & confirmation
Bookings are made directly with us by WhatsApp, phone, email or our enquiry form. A request is not confirmed until we have acknowledged it and, where applicable, received the agreed advance payment.
You are responsible for giving accurate booking details — guest names, dates, number of guests and a contact number. Please check your confirmation carefully and tell us straight away if anything is incorrect.
3. Prices & payment
All prices are in Indian Rupees (INR). Rates, inclusions and availability may change until your booking is confirmed.
- To confirm a booking, we may ask for an advance of [e.g., 30%] of the total, with the balance payable [on arrival / at check-out].
- We accept [UPI / bank transfer / cash] — [add your methods].
- Any applicable taxes or fees will be advised at the time of booking.
We do not collect card payments on this website.
4. Cancellations, refunds & changes
If you need to cancel or change a confirmed booking, please tell us as early as you can. Our policy is:
- Cancellation [X] days or more before check-in: [full refund / advance refunded minus charges].
- Cancellation within [Y] days of check-in: [partial refund / no refund].
- No-shows or early departure: [no refund].
Approved refunds are processed within [X business days] to your original payment method. Where possible, we may offer to reschedule your booking instead of refunding, subject to availability. [Replace the above with your actual cancellation & refund policy.]
5. Check-in, check-out & ID
Standard check-in is from [2:00 PM] and check-out by [11:00 AM]. Early check-in or late check-out may be possible on request, subject to availability, and a charge may apply.
A valid government-issued photo ID is required at check-in for all guests. Foreign nationals must present a valid passport and visa. The number of guests staying must not exceed the number confirmed in your booking.
6. House rules & guest conduct
We want every guest to feel at home, so we ask you to:
- Treat the property, its furnishings and the surroundings with care.
- Respect our neighbours and observe quiet hours [10 PM – 7 AM].
- Not engage in any illegal or unsafe activity on the premises.
- Follow our policy on [smoking / alcohol / pets] — [set your policy].
We may ask guests to leave, without refund, for behaviour that is unsafe, unlawful, or that seriously disturbs other guests or neighbours.
7. Boating & outdoor activities
Our backwater boat rides and outdoor activities carry inherent risks and are undertaken at your own risk. Guests must follow all safety instructions, wear the safety equipment provided (such as life jackets), and ensure children are supervised at all times.
Activities may be delayed, shortened, rescheduled or cancelled for safety or weather reasons, at our discretion. Please also read our Disclaimer for more detail on activity risks.
8. Damage & liability
Guests are responsible for any loss or damage to the property or equipment caused by them or their group, and agree to pay reasonable costs for such damage. We are not responsible for loss of, or damage to, guests' personal belongings.
To the extent permitted by law, our liability in connection with your stay, any activity, or this website is limited, and we are not liable for any indirect or consequential loss.
9. Children & supervision
Families are very welcome. Children remain the responsibility of their accompanying parent or guardian at all times — including in and around the property, near the river, and during any activity.
10. Force majeure
We are not liable for any failure or delay in providing our services due to events beyond our reasonable control — including extreme weather, floods, natural events, government restrictions or other force majeure. In such cases, we will try to reschedule your booking with you where possible.
11. Photography & media
We may occasionally take photographs or videos of our homestays, boat rides and surroundings. If you would prefer not to appear in any content we use to promote our services, simply let us know and we will respect your request.
12. Privacy
Your personal information is handled in line with our Privacy Policy, which explains what we collect and how we use it. By making a booking, you also agree to that policy.
13. Governing law & jurisdiction
These terms are governed by the laws of India. Any dispute arising from these terms or from your booking shall be subject to the exclusive jurisdiction of the courts at [Karwar / Uttara Kannada, Karnataka].
14. Changes to these terms
